Real-estate management

The perception of owning real estate has changed considerably; public property has got known owners; the real-estate value has been on the increase despite some oscillations; strong investors have emerged from the common European area. However, ownership of real estate does not mean wealth in itself - it needs appropriate management. Inappropriate management of real estate in the past results today in higher costs, low amortisation of buildings, and unsettled parcel and ownership structures. A sensible owner maintains or even increases the value of the real estate, thus creating the material basis for the fulfilment of his goals and missions. In order to manage real estate in a proper manner, at least three conditions must be met:

1.) RECORDS OF ONE’S REAL ESTATE
Records of one’s real estate comprise the data on lands, buildings, parts of buildings, and infrastructure objects and networks one owns or manages. They must allow effective use and interoperability of data with the real-estate registers and other spatial data, as well as regular and simple maintenance.

2.) STRATEGY OF REAL-ESTATE MANAGEMENT
The strategy of real-estate management offers guidelines for sensible management; such that ensures the achievement of goals, and defines activities both in professional and organisational senses.

3.) REAL-RIGHT REGISTRATION OF REAL ESTATE
Real-right registration of real estate means that the data in official registers (the Land Cadastre, Building Cadastre and Land Register) reflect the actual state of affairs. Only registered real estate can be at the owner's effective disposal and maintains or increases its value.

OUR WAY OF WORK

One's real-estate records are a precondition for effective management. They are made on the basis of the data of official state registers: the Land Cadastre, Building Cadastre, Real Estate Register, Cadastre of Public Infrastructure and Land Register. The records are (for example) set into our web service 'What Is Mine', which also supports the maintenance and acquisition of geolocated data necessary for effective real-estate management.

The strategy of real-estate management is made on the basis of the comparison between the extent and characteristics of real estate and the problems, mission and business goals of the owner. It consists of strategic and operational part; on the basis of real-estate records, the strategic part evaluates the potential of the real estate and how it can help achieve the set goals; whereas the implementation part gives guidelines for its disposal and real-right registration. The solution to effective real-estate or, more broadly, space management lies above all in relevant business processes, which are paid utmost attention to in IGEA's consulting services. In the case of major owners, the activities of the real-right registration and disposal of real estate are carried out by several organisational units; here the strategy includes the organisational aspect as well. In such cases, large activities require setting up a project office, which coordinates all activities and participants.
